## What fascia and soffit repair covers

Fascia boards are the vertical boards fixed to the ends of the roof rafters, carrying the guttering and forming the visible edge of the roofline. Soffits are the boards underneath, closing the gap between the fascia and the wall, and in most modern roofs providing ventilation into the loft space through perforated or vented panels. Repair work means cutting out the specific sections that have failed, usually where timber fascia has rotted from prolonged water contact, or where uPVC boards have cracked, warped or come away from their fixings, and making that section good without disturbing sound boards either side.

This differs from a full replacement in scope, not in standard: a repair is the right call when the majority of the roofline is sound and only isolated sections, joints or lengths have failed. Where rot or damage has spread across most of the run, or where the fascia is old, unpainted softwood rather than uPVC, full replacement usually works out more sensible than repeatedly repairing timber that keeps failing.

## Who needs this, and when

This is common on houses with timber fascia and soffit boards, particularly older properties in Newport and the valleys where the original timber has never been replaced with uPVC. Paint failure, missing sections of guttering that have let water sit against the board, and woodpecker or bird damage to soffits are all typical triggers.

It's also needed after a gutter has been leaking for a while without anyone noticing: by the time the leak's spotted, the fascia behind it has often already started to soften and rot, even though the guttering itself might be salvageable. Homeowners preparing a house for sale, or acting on a survey report that's flagged roofline timber, commonly commission this work as a targeted repair rather than a full roofline replacement.

Signs it's time to get it looked at: paint peeling and bubbling on fascia boards, soffit panels sagging or showing daylight through gaps, birds or wasps getting into the roof space through a broken soffit vent, or a visible dark, soft patch on a board that gives slightly when pressed.

## Why this needs a proper roofer, not a quick patch

Fascia and soffit sit at height, are structurally tied into the guttering above them, and directly affect loft ventilation below. Cut out the wrong section, fail to match ventilation gaps correctly, or fix a new board without properly supporting the guttering it carries, and you can trade a small repair for a bigger problem: sagging gutters, blocked ventilation causing condensation in the loft, or a repair that fails again within a year.

Getting the ventilation right matters as much as sealing out water: soffits commonly need continuous 10mm or 25mm ventilation strips, or over-fascia vents, to let the loft breathe and stop condensation building up on the underside of the roof. A repair that seals a gap without accounting for that airflow can create a damp problem that wasn't there before. Having guttering, fascia and soffit handled by one team means the repair is judged against the whole roofline, not just the one visible crack.

## What it costs to leave it

Rot in a fascia board doesn't stay in the fascia board. Once water's getting into timber at the roof edge, it works along the grain, softening the wood further down the run and loosening the gutter brackets fixed into it, so a small rotten patch can end up costing you a sagging gutter as well, simply because nobody dealt with it while it was still contained.

Soffit damage tends to invite wildlife before it invites attention. A gap or hole in a soffit panel is an open door for birds, wasps and occasionally rodents to get into the loft space, where they cause their own damage to insulation, wiring and stored belongings: damage that's often only discovered much later, and costs considerably more to put right than the soffit repair would have.

Ignore it long enough and the cost escalates in a predictable way: what starts as a localised timber repair becomes a full fascia replacement once rot has spread the length of a run, and a soffit repair becomes a pest-control and insulation problem once something's taken up residence in the loft. None of that is inevitable; it's simply what happens when a visible warning sign at roof height goes unchecked because nobody's up there to see it.

### Mistakes we see most

- Painting over a soft, rotten board instead of cutting out the affected timber
- Capping rotten timber fascia with a thin uPVC strip instead of removing what's failed underneath
- Fitting a solid soffit panel where ventilation is needed, blocking loft airflow
- Leaving a damaged soffit unrepaired 'for now', giving wildlife an easy way into the loft
- Refixing guttering to a fascia board that's already lost its structural strength

How the job runs

## Our five-step process

- 1
### Inspection
We get up to the roofline and check every section of fascia and soffit for softness, movement, gaps and ventilation condition, not just the obviously damaged bit you can see from the garden.

- 2
### Diagnosis and written options
We explain what's actually failed versus what's sound, then set out your options in a free written estimate, repair the specific sections, or a wider fix if the damage has spread further than it first appeared, priced to your budget with no pressure either way.

- 3
### Execution
Damaged sections are cut out cleanly, replacement timber or uPVC is fitted and fixed securely, and ventilation gaps are reinstated correctly rather than sealed over.

- 4
### Verification
We check the repaired sections are flush, properly supported, and that guttering carried on the fascia is still sitting at the correct fall once the repair's complete.

- 5
### Completion and handover
You're talked through the repair from start to finish, including what the rot or damage looked like once it was exposed.

What you get

## The result you are paying for

### Speed
Targeted repairs to isolated sections are usually finished within a day, since only the affected run needs to come down rather than the whole roofline.

### Safety
A sound fascia keeps guttering securely fixed at height, removing the risk of a bracket pulling free from rotten timber and a length of gutter coming down.

### Longevity
Cutting out affected timber properly, rather than capping over it, stops rot spreading further along the board after the repair's done.

### Cost control
Repairing genuinely failed sections rather than replacing a whole roofline keeps the job proportionate to what's actually wrong.

### Reliability
Correct ventilation reinstated at soffit level keeps the loft breathing properly, avoiding the condensation issues a badly sealed repair can cause.

### Peace of mind
Being shown the exposed rot or damage means you can see for yourself why a section needed replacing, not just take someone's word for it.

In detail

## Materials, methods and the variations that matter

### Materials: timber versus uPVC
Original fascia and soffit on older Newport housing stock is typically painted softwood timber, which needs ongoing maintenance and is the material most prone to the rot that drives repair callouts. uPVC fascia and soffit, now standard on most replacements, doesn't rot and needs no repainting: where a repair is being carried out on a timber roofline, it's worth discussing whether replacing the repaired section in uPVC makes more sense long-term than matching it back in timber.

For soffits specifically, boards come solid or ventilated (perforated), with ventilated panels used where the loft needs airflow and solid panels used where it doesn't, mixing them up on a repair can either choke off ventilation or let cold air in where it isn't wanted.

### Methods for a repair that lasts
The affected board is cut back to sound timber or undamaged uPVC before anything new is fitted, capping over a rotten board with a thin uPVC facing might look fine for a season but does nothing to stop the rot underneath continuing to spread and eventually failing again. New sections are fixed with corrosion-resistant fixings and jointed with proper trims rather than sealant alone, which shrinks and cracks over time.

Ventilation continuity matters at every joint: continuous strip vents (commonly 10mm or 25mm) or discrete over-fascia vents need to line up with the existing ventilation path into the loft, not be interrupted by a repair that doesn't account for them.

### Common failure patterns by property type
Terraces and semis with original timber roofline most often show rot at joints and at the corners where fascia boards meet, since these are the points most exposed to standing water. Bay windows and dormers often show soffit damage first, because their smaller, more complex roofline sections tend to trap moisture and debris more than a straight run.

Commercial and larger residential buildings sometimes have fascia carrying additional loads, larger gutters, signage brackets, external lighting, which changes what 'sound enough to repair' actually means and is assessed on site rather than assumed.

### Access considerations
Most fascia and soffit repairs on standard two-storey houses are carried out from tower or ladder access; taller properties, terraces with restricted access, or extensive repair runs are assessed for scaffold access as part of the written estimate.

Questions we get asked

## Fascia & Soffit Repairs: straight answers

### How is the cost of a fascia or soffit repair worked out?
It depends on how much of the run has actually failed, what material it needs to be repaired in, and the access required to reach it. You'll get a free written estimate with the options explained before any work starts.

### How long does a typical repair take?
A localised repair to one or two sections is usually completed in a single visit. If the damage turns out to be more widespread once we're up there, we'll tell you before extending the work, not after.

### Will you always recommend full replacement instead of a repair?
No: we lay out the genuine options against what we find. If a repair is the sensible fix, that's what we'll recommend; full replacement is only suggested where a repair genuinely wouldn't hold.

### What should I do after the repair to keep it in good condition?
uPVC sections need no maintenance beyond an occasional wash down; if any timber has been retained elsewhere on the roofline, keeping it painted will extend its life.

### How long should a properly done fascia or soffit repair last?
A repair that's cut back to sound material and fitted correctly, with ventilation reinstated, should perform for many years: the same as the surrounding sound sections of the roofline.

### Can you deal with an urgent repair, like a soffit that's come away completely?
Call us and explain the situation, we'll look at fitting the inspection in as soon as we reasonably can, particularly where wildlife or water ingress is already a factor.

### Does wet weather stop a fascia or soffit repair?
Light rain isn't usually a barrier, but genuinely unsafe conditions at height are, if weather means the job needs to move, we'll say so plainly rather than carry on regardless.

### Do you carry out fascia and soffit repairs in Cardiff and Bristol as well as Newport?
Yes, Newport, Cardiff, Bristol, Ebbw Vale, Pontypool, Bridgend, Swansea, Port Talbot and Neath are all covered, with the same inspection and estimate process wherever you're based.
