Roof and chimney together

Chimney, lead flashing and surrounding roof dealt with by the same team.

Family run

85 years of combined family experience across three generations.

## What chimney repair covers

Chimney work covers the brick stack above the roof and how it joins the roof. That includes repointing worn or missing mortar, replacing damaged bricks, resetting or replacing chimney pots and the mortar cap on top of the stack, and renewing the lead flashing where the chimney meets the roof tiles or slates. Where a stack is too far gone to repair, it can be taken down and rebuilt.

Many leaks blamed on the roof are actually coming from the chimney. Water can get in through porous brickwork, cracked mortar on the top of the stack, or flashing that has lifted or been sealed with mastic that has since cracked. Because water travels before it shows, a damp patch on a bedroom ceiling may be caused by a chimney a metre or more away.

## Chimneys on Newport and Gwent homes

Much of Newport's older housing, especially the Victorian and Edwardian terraces around Maindee, Pill and Stow Hill, still has original brick chimney stacks. Many are shared between neighbouring houses and have been exposed to wind and rain for over a hundred years. Weathered mortar, loose pots and failed flashing are the common problems we see on these properties.

## What it costs to leave it

A chimney that is letting water in rarely gets better on its own. Water soaks into the brickwork, stains the chimney breast inside, and can rot the roof timbers around the stack. Loose bricks or pots at height are also a safety risk to anyone below. Dealing with it early is usually a smaller job than dealing with it after several more winters.

### Mistakes we see most

- Smearing mastic or sealant over failed flashing instead of renewing the lead
- Assuming a damp chimney breast is a plumbing or condensation problem without checking the stack
- Ignoring crumbling mortar or a loose pot until something falls
- Repairing the roof tiles around a chimney without checking the chimney itself

How the job runs

- 3
### Free written quotation
You get a written price with no obligation before any work starts. Any additional work found later is agreed with you in writing first.

Repairs, flashing or rebuild carried out by our own team.

What you get

## The result you are paying for

### Fixed at the cause
We look for where the water is actually getting in.

### Lead dressed properly
Flashing renewed in lead rather than covered in sealant.

### No pressure
Clear options and a free written quote, so you decide.

In detail

## Materials, methods and the variations that matter

### Repointing and brickwork
Old mortar wears away over time, leaving gaps for water to get into the stack. Repointing means raking out the failed mortar and replacing it. Damaged or spalled bricks can be replaced at the same time.

### Chimney flashing
The flashing is the lead that seals the join between the chimney and the roof. When it lifts, cracks or has been patched with sealant, water gets in. Renewing it with properly dressed lead is often the fix for a chimney leak. See our lead work page for more on this.

### Rebuilding a chimney
If a stack is badly damaged, leaning or the brickwork is beyond repair, rebuilding it may be the right option. We will tell you honestly whether a repair will do the job or a rebuild is needed, and quote for the options in writing.

Questions we get asked

## Chimney Building & Repair: straight answers

### How much does a chimney repair cost?
It depends on what is wrong, the size of the stack and access. We inspect it and give you a free written quotation with no obligation before any work starts.

### Is my leak coming from the chimney?
It might be. Chimneys are a common cause of leaks, and water can travel some distance before it shows. We check the chimney and the roof around it to find the actual cause.

### Can you rebuild a chimney?
Yes. Chimney building and repair is part of our roofing work. If a stack cannot be repaired, we can quote for rebuilding it.

### Do you cover areas outside Newport?
Yes, we cover Newport and the surrounding areas listed on our service areas page. Get in touch with your postcode and we will confirm.
